| Kingsgate is a time share development. The unit allows plenty of room and convenience and to spend some time away from restaurants. Kingsgate is a good development and a condo unit offers a lot of advantages, but if you're looking for a hotel room with hotel-like amenities, pick a hotel.

| This hotel is really a time share property. We were impressed by the fully stocked kitchen. We were on the 3rd floor and there are no elevators. For us that was no problem but if someone has trouble with steps it's good to know ahead of time. Good to know also that there's not daily maid service - again - no problem for us as they left us plenty of towels and it seemed easy enough to call for more if needed. We don't change our sheets daily at home either so that was not an issue for us either. The location is very convenient to the Visitor Center for Colonial Williamsburg and there are plenty of restaurant choices nearby. I would choose to stay hear again in a second.

| Clean property with excellent amenities. Be aware of the time share pitch which will provide you with free tickets to Colonial Williamsburg, but will require 2 hours and 10 minutes of your time and an overzealous sales pitch.

| The facility was great although the lighting and equipment were in poor repair. Location to the historic area is great, But it is a high pressure time share and they treat you as idiots if you don't buy. Don't go.

| Kingsgate has an excellent staff, great location with easy access to local attractions and Historic Williamsburg. Rooms are comfortable and well appointed. Our master bedroom needed some minor maintenance which was reported. We will stay here on future trips.

| I paid for the room but received continual calls from the "time share" office to set up interviews as if we were free guests. The beds were hard and uncomfortable and the bathrooms were only so so... Overall it was not a good experience and I will not go back.....

| The resort was not at all what I had expected, the unit had some water damaged from the upper level in the bathroom, the grounds were not well manicured as I remembered. However the welcome center very appealing and inviting as well as the staff.

| This isn't really a hotel, but is a time share resort. So, there isn't a hotel maid staff to come and clean your room, that's the con. The pros, however, fair outweigh the cons for a family. Our suite contained 2 bedrooms, 2 baths, a nice size living room, dining room and kitchen. The remainder of the resort has a golf putting course, indoor and outdoor pool, playground, game room with ping pong and various video games and a billiard room. It's very conveniently located just 2 minutes from Colonial Williamsburg and 2 minutes from US 60 which is loaded with restaurants, etc. For a families with children, I highly recommend staying at the Fairfield at Kingsgate.

| We do not have any complains about the hotel as overall. The only complain that we have are the room matress (they need to be changed both the bedroom set and the sofa bed). But the rest of the hotel is beautiful and peaceful.

| The hotel was in a very convenient location. It was nice to have a kitchen and separate bedroom. However, the wallpaper was heavily stained and peeling off the walls. We had a roomate when we first entered the unit (of the six-legged type..cockroach..yuk!) and there was some dirt/food on the floor of the kitchen area. We check in very late (1:15 am) and it went well but we had a call at 9am checking to see if we needed anything and then the sales pitch started. They wanted us to sit through one of their timeshare sales pitch. We told them we had limited time so we wouldn't be able to. They asked if we had received our check-in gift and we hadn't received anything at check-in. She said if we made an appointment to stop by the sales office they would have something for us. They seemed a bit pushy to make a sale. I just wanted to relax for a couple of days.

| This resort was excellent. The rooms were very clean and had many extras in the room...like Tide detergent, sponges, dish washer soap, things you didn't have to bring from home. The decor was very nice. They had lots for the kids to do there that you would even need to leave the resort. Would definatley go back there and stay.

| The grounds keeping was beautiful so the resort was definitely attractive to look at. The overall decor was nice as well, however the upkeep of the rooms could use some work. They offered many amenities with the in-room whirlpool tub and full kitchen and dining room but the wall paper was a little banged up and the sofas in the living room had several stains. The stains are one of my biggest pet peeves when I visit a hotel, also the toilet could have used a new seat because it was banged up as well. It's details like that that tend to disappoint me when I stay at a hotel. I would let others know about the hotel because it is pretty affordable but if I return I would try one of the other hotels I noticed while I was there.

| We had a two bedroom for 3 nights. There was plenty of room and it was very clean. I read other reviews about housekeeping not coming..it does clearly state that if you need housekeeping you will need to request it. Otherwise, depending on your needs, they have a broom, mop, vacuum cleaner, extra towels, sheets, blankets etc. We didn't get any calls about discussing time shares with the staff as some mentioned in other reviews. The room comes with a full kitchen including everything you need to cook meals. You have a washer/dryer too. It is furnished like an apartment not a hotel. (ie. dining room table, entertainment center w/vcr and stereo, couch, loveseat,etc) You can't get wireless connection in your room (only dial-up)so you'll need to bring your laptop to the activity center. It was a short walk from our building. If you stay in any buildings 1-10, it will be close enough to walk. If you don't have a laptop you can reserve a computer. Now for the negative: 1. There wasn't a top latch on the front door. We have a two year old, so this made me very nervous. 2. The steak knives were in a drawer in the kitchen, not out of reach. 3. The dishwasher "tablets" were under the sink and resemble candy. 4. The beds weren't very comfortable. I would recommend this hotel, but would make any parent aware of the above.

| Was vacationing with 3 co-workers on a Ladies Weekend Shopping/Sightseeing Trip and had a great time. The Fairfield resort certainly helped. We had plenty of room to roam so no one was intruding on anyone else. We thoroughly enjoyed the living room area separate from the bedrooms and a dining room table to sit around over our morning coffee. Our 2 bedroom suite was backed up to the woods on the complex so we were able to open the curtains and windows at night and still have plenty of privacy. With our budgets we are use to a drab 2 double bed room. It was more than we expected. I realize this is also a time share they are renting as a hotel. No one pressured us or even asked us about buying in. I would stay in another Fairfield Resort in a heartbeat. Thank you so much.

| The suite was exactly what we were told it would be. The grounds are beautiful. The proximity to Colonial Williamsburg and Jamestown is perfect. Lots of good restaurants very close. We wouldn't stay anywhere else when we return. P.S. We had a maintenance question -- how to turn on the hot tub -- at 11 p.m., and we were called back in 30 seconds of leaving a message.

| Room had an odor to it, perhaps people had been smoking in the room before us. Jets in the hot tub could have been stronger. Bed was large enough (but not that soft) and sheets were skimpy, fitted bottom sheet kept coming off. The activities office offered tickets at discounts and tours that were great. Tour to DC was excellent.(Arlington cemetary was especially moving.) Mini golf was free and nice. Lovely grounds, beautiful landscaping.

| Our 2 bedroom suite was very spacious and had all the amenities of home (it was more like a condo). The only thing that we didn't like were the beds...they were a little too hard for our comfort but that is because we are used to a pillow top mattress. We would definitely stay there again and we have already recommended this hotel to our friends and family.

| Our room was huge w/2 bedrooms, 2 baths. We overlooked a pond which was lovely in the sun. We were on the 3rd floor, so we got our exercise from the stairs!! Plenty of close parking, 2 pools (indoor & out), mini golf, nice workout room w/masseuse for hire. 5 min. drive to Colonial Williamsburg.

| This hotel was unreal. There are 3 pools as well as an entire game room AND mini-golf course on site. The room was a beautiful suite complete with kitchen, cooking utensils, and washer and dryer. It was a relaxing getaway for my husband and I - an extremely enjoyable stay at a fabulous hotel...not to mention the GREAT Expedia price!

| This was our first time staying in a condominium as opposed to a hotel room. We found the resort, and our apartment very impressive. Everything was clean, all the supplies we needed were left for us in sufficient quantities. There was a jacuzzi in the master bedroom that we enjoyed. The music system in the living room had speakers in the master bedroom that could be turned off and on. We found that feature extremely nice.The staff was friendly and helpful. Next time, we would like to spend more time at the resort using all the facilities they have like the swimming pool, bowling, tennis court, etc. If we go back to Williamsburg, VA, we definitely would go and stay at Fairfield Williamsburg.

| We arrived at 8pm to find our room was not ready. It had to be cleaned. We were waiting for a 2 BR unit and the other two families we were traveling with checked right in to their one BR units. Once we got to our room, the wait was forgotten. The place was spacious, clean, nicely decorated, 3 tv's, AC/heat, AM/FM/CD player, full kitchen, refrig w/icemaker, micro, range, toaster, food disposal, plates, glasses, etc. Two very good bathrooms with a Jacuzzi tub in the master BR. Great activity center, free mini golf, board games, movies. Indoor pool was only 81 deg when we were there. The hot tub was 104 deg. Would definately stay there again.
