They were kind and allowed us to check in early so that we could get ready for a wedding. We had a nice stay in a clean room with a lovely view. The hotel staff was extremely friendly, and we enjoyed out stay. I would say the only slightly negative thing was a strong smell of some kind of disinfectant cleaner in the hallway, but at least everything was extremely clean.

This is a charming older hotel and we liked the non-chain feeing. Location is perfect for access to Newport and the hotel staff was very courteous, professional and helpful. We stayed in the two bedroom suite and the only surprise was that the bathroom was inside one of the bedrooms, therfore only acessible through that room. This may work well for families but it can cause inconvenience to adults trying to share this suite.

Construction to outside of hotel did not interfere but took away from the look of this historic inn. We understand and enjoyed our visit.The rooms and layout of inn were interesting/unique because of the need to make rooms with baths etc. out of a historic building the challenge must've been enormous. Had a more homey feel than new hotel/motel chains. Fun !

Expedia recommended this hotel when I was trying to book my trip to Newport in January. I really had no idea where to stay in Newport. I had visited several years before without children and I wanted a location that would be kid friendly which may not be a phrase that is synonymous with Newport (mansions, luxurious B&Bs, etc.). I chose this hotel because of the free breakfast, beach location and in-room DVD player. After staying for 9 days, I feel qualified to say that this really is an excellent hotel. The staff is very friendly and extremely attentive. Our room was large and the age and design of the building really is charming and homelike. There is coffee and tea available most of the day similar to that of most B&Bs. The maid service is efficient and you always seem to have extra towels. There are many wonderful restaurants right next door and Cliff Walk is a nice walk up the hill from the hotel. I highly recommend this hotel especially if you have small children!

I stayed one at The Inn on Newport Beach for a night in December and although the view was very limited overall the hotel was a good choice. Comfortable bed, big bathroom and nice closet space.

The hotel was the perfect place to stay off season in Newport. It was convienant to the cliff walk and a short drive to the downtown area. The staff at the front desk were all superb. The continental breakfast was typical. The bagels were hard. I would recommend the boxed cereal or skip the breakfast. The room was small but recently renovated. It had all the features for a comfortable one night stay.

My husband and I wanted to get away for the weekend without the kids in November. We stayed in a part of the inn that just happened to have a group of young, rowdy college kids that kept us up until 4:00 am...even the police had to be called! Although the inn did what they could, they didn't offer us any type of compensation which we thought was an extremely bad move on their part and won't be recommending to our friends. Bedsides this incident, it was OK but wasn't terribly impressed.

This is an older hotel on Easton's Beach, but is very well maintained and the great plus is the location to visit the Gilded Age mansions on Bellevue Avenue and the Cliff Walk. A Little hard to find, but if you have MapQuest no sweat!

This hotel was located on the beach just outside Newport away from the congestion. The hotel was quiet and comfortable. We stayed in October of 2005. The wireless internet was unexpectedly free. The continental breakfast was just enough. There was free parking and many restaurants were within walking distance.

When we first arrived, we were given a room that was supposed to be non-smoking and as soon as we walked in, you could smell smoke. We were switched to another non-smoking room and this time it was o.k. The hotel had the smell and feel of a very old hotel. The room was clean and the bathroom was clean and modern. The continental breakfast was fine.

I traveled to Newport (for the second time) in February for my fiances birthday and was very pleased with the amiable staffs ability to meet our specifications. While both the guestrooms and bathrooms were rather petite, the picturesque view of Eastons Beach as provided by the inn was compensatory. Significant to mention also is that when traveling in New Englands off season, members of the hotel staff often bestow upgrades. Dont be afraid to inquire!

Had never been to Newport, RI before so this hotel was a lucky guess. Great location - right on the beach. Hotel staff was the most pleasant we've encountered. Very helpful. Hotel was clean & pleasant & great water views from the room. For the price, it was the best deal of our 10 day trip!

The rooms were small but very comfortable. It was obvious they spend money keep things up to date and functional. The breakfast was adequate. The staff was super helpful. Rest. across the street was ok and the service was poor.

This charming Inn was in an ideal location for seeing the sites of Newport. Everyone we dealt with at the hotel was extremely friendly and accomodating. Our room, though adequate, was quite small for an eight-night stay. Another chair and a small table would have been nice. It was decorated nicely. The location was great and it was easy to get everywhere from the Inn. We would definitely return.

This is great old hotel thats been nicely fixed up. Just outside of the historic area of Newport, across the street from the beach. Great complimentary breakfast. We needed two queen beds and got a suite--two bedrooms joined by a bathroom!

We went away for a getaway weekend, the hotel we normally stay at is under renovation-we were delighted to find this gem, We were surprised when we saw what type of room we got-complete with nostalgic New England/Newport Decor, jacuzzi tub, nice strong water pressure and steamy shower. The view was superb of a few of the mansions and of the ocean. (There are a couple of scrub pines across the street that need chopping down though!)Definately will be going back, and I am VERY PICKY.

We usually stay in a B&B in downtown Newport but found the Inn on line at a good price. The Inn is just over the causeway from the Cliff walk with a fabulous location across the street from the beach- great views. The hotel is tastefully decorated, the rooms very comfortable and have the convenience of refrig and microwave as well.There was a full continental breakfast in the diningroom with views of the ocean- Nice and quirky restaurants in the immediate area as well. Delightful experience overall and we were still as close to the mansion action as if we were on the mainland.

Room was clean, and heater worked well. Only problem we had was no hot water when we arrived on a Friday night, and intermittent hot water the rest of the weekend. Might add, the room was at the end of the building. Also, the remotes for the Television and CD player were missing, and the hotel could not come up with replacement. Minor inconvenience. Was a convenient location with a great restaurant accross the street.

We found the Inn to be clean and comfortable, with a helpful staff. Our ocean-view room had a microwave and refrigerator. Short drive to major attractions. We would stay there again. We were disappointed that the pub was not open, but the continental breakfast was good.
