| Condominium resort terraced into an oceanfront cliff Built into a cliff on the Kona Coast, this striking, white-stucco condominium resort descends in steps toward the blue Pacific and is located just 1.5 miles from Kailua-Kona Village and 2 miles from two scenic golf courses. Guest units provide all the comforts and conveniences of home-style living, plus patios or balconies for fresh-air enjoyment of garden or ocean views. Because this resort is cliffside, there is no ocean swimming, but two pools offer the options of saltwater or freshwater swimming, and are located on the oceanfront. A long, narrow atrium between the hotel's wings contains lush gardens graced by ponds and waterfalls.

Outrigger Royal Sea Cliff Amenities
The strikingly contemporary, flat-roofed, white-stucco, 142-room hotel has seven floors but appears to be low-rise because it's terraced so steeply into the cliff. Two wings descend the cliff, and between them is a narrow atrium garden containing fountains, ponds, waterfalls, and benches for guests to linger amid the water sounds and plantings. Outside the hotel's wings, lawn terraces provide panoramic ocean views and sunning sites. (One terrace includes a barbecue area.)

What to expect: Because the hotel steps down the cliffside, there's an appealing sense of isolation and privacy amid expansive lawns and gardens. Amenity highlights: The hotel offers swimming in saltwater and freshwater pools; both on the oceanfront and both neighbored by coconut trees. The saltwater pool is larger and has a more spacious sundeck; more umbrellas. The freshwater pool complex includes a six-person hot tub and a cabana equipped with men's and women's changing rooms and showers. Insider tip: At the ocean end of the fifth floor is a carpeted terrace directly overlooking the wide Pacific. Upholstered rattan couches and chairs are perfect for enjoying sunsets and viewing whales during their winter migration season.

| We had a 2 BDR/2BA unit with a great view. The housekeeping staff was friendly and accommodating. We were disappointed when we first checked in because we did not get the twin beds we wanted for our teenage boys. It turned out that only 4 units had twin beds as a choice. A DBL sized rollaway was sent up and an offer to switch rooms for the 3rd and 4th nights. (We declined) When we had a problem with one of the toilets, maintenance came within 20 minutes and fixed it. The unit had a washer & dryer which was handy to do a couple of small loads. The grounds are pretty and the saltwater pool was delightful. I would recommend this hotel to family and friends and hope to come back soon.

| My husband and I have two kids, ages 8 and 16. The Royal Sea Cliff condo was perfect for us. The kids could be as messy as they want in their own room, and we had our own master bedroom. We had a beautiful view, and plenty of space. The kids were particularly impressed with the nice flat screen tv. The service was great - particularly housekeeping. We had accidently left an item behind, and they fed exed it back to us without a problem. The condo is located in a nice spot ... just far enough away from the bustling shopping area, but close enough for a nice walk. I can't think of a bad thing to say about the condo! Keep in mind that there is no sandy beach, but that's typical in Kona. There is a sandy beach within walking distance, and plenty within a quick drive. Without a doubt, I'm going back to the Royal Sea Cliff ... not soon enough!

| Three of us stayed for 10 days. Grounds are beautiful and well maintained. Good housekeeping. Our freezer stopped working suddenly, they replaced the refrigerater the following mourning while we were out. They were very helpful with setting up activites. Overall we were very satisfied

| The room and the service was great! The views were terrific and so was the staff. Need anything, a call to the front desk will have it to you in minets!

| We were gone exploring quite a bit so we didn't get to completely use all the amenities but what we did use we enjoyed. The room (a one bedroom) was a lot bigger than expected and we were quite happy with it. The hotel's a short walk from the little village beachfront where there's plenty to see and do. We didn't eat there... We liked it quite a bit. Well worth it.

| We enjoyed the hotel. We especially needed to have a kitchen. The kitchen was stocked with all the cooking utensils that we needed. The one bedroom was very large. We had both a covered deck as well as a sundeck. Our room wasn't suppose to have a view but we could see the ocean from our deck and we were able to see the cruise ships coming in

| This condo complex had great staff with nice rooms. Activities were available daily if one wanted to participate. Quiet and comfortable. Away from the hussel and bussel of town.

| When we arrived at the hotel, we were a bit disappointed by the difficulty of ocean access. The room was great, the staff was fantastic, and we left absolutely satisfied.

| This was a great hotel, massive room, so so clean, excellent service and a very helpful concierge!!! It's not really within walking distance of the heart of the town, it's about a 25mintue walk but there are plenty of taxis, they just might take a while if it's busy.
